WHILE OUR PROCESS IS SIMPLE, OUR FILTER IS HIGHLY SELECTIVE

Not all sites and/or Landlords are a good fit for our program.

SITES MUST POSSES:

  • Ownership that will actively allow us to participate in the touring/marketing process – ensuring prospective clients know there are countless alternative reconfiguration possibilities (we have over 6000+/- cubicles in stock at any one time – we will have what they want)

  • Class B Office space – in a multi floor building.

  • 15,000+/- sq ft of Lease space or greater and mostly in Open-Plan settings ( ie cubicles)

  • New or Like new carpets and paints in neutral color palettes

  • Competitive Lease rates at/or below market and with ample T/I Budgets

ONCE CRITERIA ARE MET

STAGE RIGHT DESIGNERS MEET WITH THE MARKETING / LEASING TEAM TO DETERMINE:

  • The ideal client

  • The desired density level/s

  • The basic Look-and-Feel desired

  • Most importantly the desired TI allowance amount to be utilized

Several designs, concepts and budgets will later be presented for ownerships review and acceptance.

THEN THE HEAVY LIFTING BEGINS

IN LESS THAN 2 WEEKS FROM ACCEPTANCE WE CAN DELIVER A FULLY STAGED SETTING WITH A TARGETED BUDGET

That will be 60-70% less than the cost of new furniture, with no financial risk of tenant acceptance (i.e. rejection) and with no initial capital outlay.

There is NO Downside risk. - SCRS assumes all the financial risk of office furniture staging.
